For over 18 years Orchards have been extremely active in the land and investment market. Selling, letting and acquiring all kinds of land sites and investments on behalf of clients.
We both sell and acquire sites with and without planning, barns for conversion, offices for investment or conversion, delipidated or derelict property or land and property where it is essential to prove the best price has been obtained, for probate or charities and the like.
There are three ways in which we can act for a seller.
Private treaty – The normal sales process where a property or site is placed onto the market with an asking or guide price and offers are sought in and around this price. There is no fixed end date and deal is done, as and when price is agreed between buyer and seller. A great way to test the market.
Informal tender – Essentially sealed bids. A fixed date is set in which all bids are to be submitted. The vendor is not under any obligation to accept any offer and this is not formally binding until contracts are exchanged. A great way to quickly obtain all offers in writing, but with no obligation to sell.
Auction - The fastest and most straight forward method of sale, although not or the faint hearted. The property is placed into an auction catalogue with a full legal pack for buyers to download online. The guide/reserve must be set to generate maximum interest. On the day of the auction, so long as the bids exceed the reserve the auctioneers hammer is binding and the buyer has exchanged contracts immediately, with a fixed completion date.
